Additional rules* The maximum occupancy of the house is 8 people. No visitors allowed. No more than 8 guests at the home at any given time, unless pre-approved by the host. Unregistered guests or visitors will be charged a $100 fee. Anymore than 8 guests and unapproved will classify as a party and all persons will be evicted. If approved by the host, after 8 guests the fee is $100 for each additional guest per night.
* Age Policy: Renter must be at least 21 years old. At least 75% of any group must be 21 years or older, unless pre-approved by the host. All guests may be required to show ID to the host at the time of booking, anytime prior to their arrival, upon their arrival or during their stay for name and/or age verification.
* NON SMOKING property. Smoking is only allowed outside, but please throw away all cigarette butts, ashes and cigars before you depart. Any additional cleaning due to smoke odor or trash left behind, will incur a fee (subject to the necessary amount required to eliminate the damage) be withheld from the deposit. No use of tobacco products, including cigarettes, smokeless tobacco, and electronic cigarettes or vaping. Is not permitted within the property at any time, other wise you will be charged a $2500 fee for remediation costs and your stay will be cancelled and you will have to leave the property immediately.
*Please respect quiet hours from 9pm to 8am.
* Fireworks are forbidden to be used on the property or on the exterior.
* The guests don’t have access to the garage as we use it as our storage. However, cars can be parked on the driveway in front of the house.
* Up to four vehicles can be parked on the property on the driveway and the street as long as is not blocking the neighbor's sidewalk.
* A copy or an image of your ID will be requested in order to allow you to access the house.
* A security deposit will be requested. It will be refunded after check out, depending on the house conditions/
* In case you don’t want to send us an image of your ID an additional $500 security deposit will be requested.
* The gardener goes to the house once a week.
* If you are staying over Sunday, take the two trash tan carts the curb, as the garbage collector passes on Monday at 6 am.
* If you are staying over Tuesday, take the blue and green trash carts to the curb, as the garbage collector passes on Wednesday at 6 am.
Guest placing the reservation will have to provide their working and reachable phone number
* After the garbage collector passed, please take the carts back to the side of the house next to the driveway.
* The use of the neighbor's garbage carts is forbidden. Do not use them under any circumstance.
* Please don't take the pool vacuum out of the water.
* The pool maintenance guy goes to the house on Tuesdays and Saturdays between 8 am and 11 am.
* The water pump from the pool is scheduled to start working at 11 pm until 5 am. We have this specific schedule as it is not recommended to be running when there are people in the pool. Please make sure to remove inflatables from the pool so that they don’t interfere with the water pump and pool cleaner functioning.
* There will be one wash and hand towel for each guest.
Sometimes there are internet and electricity outages. By renting with us we decline all responsibilities for such shortages.
* Inflatable mattresses are available upon request and a $150 refundable fee will be charged. This fee will be refunded after check out depending on the mattresses conditions.
* Be aware we only provide support from 6am to 7pm.
*We have a grill available for your use. Please be aware that there is a $50 cleaning fee associated with the use of the grill. This fee must be paid prior to your arrival to ensure that a propane tank is left for you and that you can utilize the grill. If you wish to make use of this facility, please inform us in advance so we can coordinate the details and ensure a satisfying experience.
*Standard Temperature: The air conditioning will be set to 72°F to ensure the comfort of all our guests.
*The house temperature is set with a minimum of 72°F and a maximum of 77°F. This range is designed to provide an ideal level of comfort for guests while promoting energy efficiency and environmental sustainabilit. If you wish to lower the temperature below 72°F, there will be an additional fee of $35 per day. Please request this adjustment in advance so we can set it up for you.
If a package arrives after your stay or you forgot an item and you would like it returned to you, you will need to provide a prepaid shipping label and arrange for a pickup service. We are unable to cover shipping costs or make drop-offs. Please note that we are not responsible for lost or misplaced packages, so we recommend ensuring all deliveries are scheduled to arrive within your stay date.
Liability Waiver: The property owner is not responsible for any accidents, injuries, or illness that occur while on the premises. Guests are responsible for their own safety.
Damage Policy: Guests are responsible for any damage to the property during their stay. Please report any damages immediately. A refundable security deposit may be required. Nothing should be disposed of in the toilet, including toilet paper.

No Smoking: Smoking is strictly prohibited inside and outside the property. A fine of $500 will be charged for any smoking violations.
No Pets: Unfortunately, we do not allow pets on the property. Violations will result in an additional cleaning fee of $300.
Quiet Hours: Quiet hours are from 9 PM to 8 AM. Please be respectful of neighbors and keep noise levels to a minimum during these times.
Maximum Occupancy: The maximum number of guests is limited to 4 people. Exceeding this limit will result in additional charges or termination of the reservation.
No Parties or Events: The property is not suitable for hosting parties or events. Any unauthorized events will lead to immediate eviction without a refund.
Check-in/Check-out: Check-in is at 3 PM, and check-out is at 9 AM. Late check-outs must be approved in advance and may incur additional fees.
Damage Policy: Guests are responsible for any damages to the property during their stay. A deposit may be withheld if damages occur or if extra cleaning is required.
Local Regulations: Please comply with all local laws and regulations during your stay, especially with regard to noise, parking, and waste disposal.
We provide an initial supply of toilet paper and kitchen paper upon arrival. Guests are expected to purchase additional supplies if needed during their stay.
Please note that we do not have access to the mailbox. We recommend making alternative arrangements for any mail or package deliveries during your stay.

Check-in and Check-out Policy: Check-in begins at 3:00 PM and check-out is at 9:00 AM. An early check-in can be requested, but it is not guaranteed as it depends on availability. Guests who stay beyond their authorized check-out time or delay the cleaning team will be responsible for any associated additional costs and fees.
